ABSTRACT

A social-mixing policy has been widely adopted as an alternative that mitigates social exclusion problems. However, this policy sometimes reduces residents` satisfaction. Against this backdrop, this paper aims to examine the effects of various social-mixing indicators on residents` housing and neighborhood satisfaction using path analysis. Key findings are as follows: (1) Housing/building mix index augments residents` trust, indirectly leading to higher neighborhood satisfaction; (2) However, it directly reduces neighborhood satisfaction; (3) Sum of both effects is negative; (4) Neighborhood satisfaction increases housing satisfaction, but the opposite direction does not. Namely, housing/building mix index also reduces housing satisfaction; (5) These trends are dominant for the socially-disadvantaged households. Shortly, Housing/building mixing has serious and negative side effects, despite of its benefits. Thus, we need to reject social-engineering approaches that lead physical mixing, and encourage careful community planning that considers the socially-disadvantaged.
