ABSTRACT

It is difficult to understand exactly the system related to Stable and Stable site because there are many exceptions in the system. There is also a lot of confusion in real estate activity regarding the scope of agricultural land, the classification of land category, and the ability to register open stable. The purpose of this study is to draw improvement plan and considerations, analyzing the current status and issues in the system and appraisal related to stable and stable site. The results of the study are as follows: In related to Stable, ① It is needed to unify the requirements of buildings and structures. ② It is needed to exclude unauthorized buildings from compensation. ③ In addition to the building register, it is necessary to confirm the certificate of registration or the management ledger of temporary building. ④ It is required to determine adjunct and appurtenance accurately. In related to stable site, ① It is needed to review whether stable is farmland or not. ② It is needed to investigate the land category of stable in appraisal. ③ It is needed to confirm the site area of Stable in appraisal. ④ It is needed to review the statement of usage situation in appraising officially assessed reference land price.
