AB - This study investigates the impact of the housing environment on depression among the elderly and empirically analyzes the moderating effect of subjective health perception. Data from 300 elderly individuals aged 60 and older were analyzed through hierarchical multiple regression using SPSS Win ver. 21.0. The findings are as follows: First, positive evaluations of the physical housing environment significantly reduced depression. Second, the moderating effect of subjective health perception was statistically significant, revealing a ‘Crossover Interaction.’ While housing improvements sharply decreased depression in the group with high Subjective health perception, they slightly increased it in the low-perception group. This suggests that for seniors with diminished physical and psychological capacities, sudden environmental changes may function as an ‘Adaptation Load.’ Based on these results, this study suggests expanding housing welfare through ‘Universal Design’ and introducing an ‘Integrated Community Care’ model that integrates physical housing support with psychological and health services.
