ABSTRACT

This study quantitatively examines the adverse impact of structural columns on commercial property valuation, focusing on legal disputes from undisclosed columns in presale multiunit commercial buildings. A Tobit regression analysis was conducted using 420 property appraisal cases drawn from four commercial complexes involved in actual litigations. The analysis showed that the key physical characteristics - namely, the ‘number of columns’, the ‘column location index’ (representing front-rear placement), and ‘column hindrance area ratio’ (indicating center-side placement) - all have a statistically significant adverse effect on property value diminution. The ‘number of columns’ was identified as the most influential factor. These adverse effects are significantly more pronounced in ground-floor units, where customer accessibility and visibility are critical, and in smaller-sized units with greater spatial constraints. The findings emphasize the need to optimize architectural designs by minimizing column count and strategically positioning them toward the rear or sides of a unit. Furthermore, this research establishes objective criteria for assessing the impact of columns in property valuation and provides robust support for institutional reforms mandating the disclosure of column information in presale contracts. These measures may mitigate information asymmetry in the real estate market and reduce unnecessary social costs.
