AB - 집합건물은 건물과 대지사용권을 일괄 감정평가하고 있으나, 특정 경우에 한하여 토지와 건물 가격배분내역을 감정평가서에 기재하고 있다. 2007년에 작성된 비주거용 집합건물의 토지건물 배분비율표는 감정평가 실무에서 토지건물 배분비율 산정시 근거자료로 활용되어왔다. 그 후 15년 넘는 시간이 지나 비주거용 부동산 사장이 많이 변하였고, 이에 맞게 새로운 배분비율이 마련되어야 한다는 의견이 지속적으로 있어 왔다. 이에 본 연구는 감정평가실무에서 활용될 수 있도록 비주거용 집합건물에 대한 토지건물 배분비율을 마련함을 목적으로, 감정평가 선례자료를 기초로 실증분석하고 전문가 자문을 통해서 배분비율을 산정하였다. 본 연구를 통해 도출된 시의성 있는 비주거용 토지·건물 배분비율표는 감정평가시 활용할 수 있는 객관적인 근거자료가 될 것으로 기대한다.
